The Wave House

BOISE, ID · 2022 · DESIGN & BUILD

A new 600 sq ft ADU near Quinn’s Pond and the Boise Whitewater Park — the rapids that gave the house its name — built as a short-term rental.

The Challenge

An existing 350 sq ft garage sat on the property line and lacked a code foundation, so demolition was the practical path to a new 600 sq ft ADU (the 2022 Boise maximum). Then two utilities fought back: overhead power lines crossed the ADU footprint below the planned roof, and the sewer relied on an abandoned RV tap that could not be located.

The Approach

DSC secured a scarce dual meter-base 400-amp panel so Idaho Power could relocate the overhead drop to the ADU and run an underground sub-feed to the main house — clearing the roofline. For the sewer, the team exposed the main house’s existing 4" line and tied the ADU in directly, approved by Public Works. Rough-sawn old-growth fir rafters salvaged from the demolished garage were milled on-site and reused as finish millwork throughout.

626 Brookman ADU

BOISE, ID · 2024–25 · DETACHED ADU + GARAGE ADDITION

A detached ADU on an existing lot — unlocked only by re-thinking the primary residence itself.

The Challenge

A 1950s detached garage on the property line couldn’t be modified without violating setbacks; removing it jeopardized off-street parking mandates. Boise code caps detached ADUs at 900 sq ft or 70% of the primary home — whichever is smaller. The 800 sq ft house allowed only a 560 sq ft ADU, far below functional needs.

The Approach

Through careful code analysis, DSC proposed adding an attached garage to the primary residence — satisfying parking obligations while increasing the main home’s square footage, which in turn permitted a properly-sized ADU. After City approval and value-engineering, the project moved forward.

The Challenge

Combine a working woodshop with a comfortable upper living area in a single building — without letting fine shop dust reach the guest space above. Electrical coordination, fixtures, and material selections were unresolved, the budget was tight, and construction ran through winter.

The Approach

DSC refined the plans and developed the missing construction details, then designed a dust-collection system that creates negative pressure to keep fine dust out of the upper living area. The electrical plan was updated accordingly, and alternative siding was recommended to control cost while keeping the aesthetic, durability, and low maintenance.

DSC began in 2015 when Derek Sammons became a licensed General Contractor in Northern California. After studying engineering and business — and growing up in construction — he set out to help families turn their house into their ideal home. In 2018 he and his wife relocated to Boise. Starting as a one-man operation handling every trade himself, Derek refined the processes that now power DSC’s detailed pre-construction and design systems.

Frequently asked questions

What areas do you serve?

We operate in Ada County and Gem County — focused on the northern half of Ada County (Columbia Rd to the Gem County line) and all of Gem County. We’ll consider projects elsewhere in the greater Treasure Valley when it’s a good fit, and offer referrals otherwise.

Do you handle design and permits?

Yes — DSC manages all design and permitting. Controlling the permits lets us design proactively for building and zoning requirements, keeping inspections, schedules, and budgets on track.

How long does a remodel usually take?

It depends on the scope and complexity of the project. Give us a call to discuss yours and we’ll provide an estimated timeline.

How do I know your budget is accurate?

Budgets are built from a detailed Scope of Work created during design. We request pricing from all vendors and trade partners to lock in costs, then present everything in the final proposal — showing all items and work included.

What is a design contract?

The Design Contract initiates your project, covering construction drawings, documents, and selections. This is what enables us to provide a guaranteed fixed price once the design work concludes.

How do change orders work?

We prefer fixed-price contracts to minimize change orders. If you modify selections mid-build, we obtain new pricing and issue a change order accordingly, all handled through BuilderTrend.

Do you offer financing?

We partner with two traditional banks offering land purchases, construction loans, HELOCs, and traditional loans.
